About the Department

The BM&O department provides building system services for approximately 15 million gross square feet of campus facilities. BM&O is unique in the facilities maintenance and operations field in the rapidly growing central NC region. The department has a wide variety of equipment and systems that differ from typical commercial and industrial operations in both variety, type, and complexity. 

Our facilities range from basic classroom/office type buildings to state of the art animal care facilities and state of the art research facilities. Given the uniqueness of the facilities ranging from large distributed systems to central steam and chilled water systems, technically qualified technicians are required to maintain and operate the building systems that create a physical environment for our campus customers that advances the University.

Essential Job Duties

This position serves as a member of the Building Maintenance and Operations (BM&O) team and will be assigned to a specific zone maintenance shop at either NC State’s Original Campus, Centennial Campus, or CBC (Veterinary School) campuses. Zone maintenance shop technicians perform basic maintenance, operations, and repair of campus facilities including building HVAC, mechanical, electrical, and plumbing systems. Facilities Maintenance Technicians at this level are generally semi-skilled helpers in a particular trade or area and will participate in the department’s initial entry training program.

Key Responsibilities and Duties Include, but are not limited to:
  • Provide technical support to colleagues by troubleshooting and diagnosing simple facilities maintenance issues
  • Demonstrate proficiency in operating basic tools and equipment specific to assigned trades
  • Conduct repairs as required, including addressing leaks, checking boiler levels, assisting with pipe installations, performing basic preventive maintenance tasks, and executing elementary electrical and plumbing repairs
  • Monitor and record readings on boilers and chillers, promptly reporting any discrepancies and ensuring accurate equipment documentation
  • Maintain equipment to uphold the safety standards of the university, adhering strictly to established safe work practices

  • This position has been designated as mandatory personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule

Minimum Experience/Education

High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).
 
Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Other Required Qualifications

  • Must be able to communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters.
  • Some experience in HVAC, steam, plumbing, and electrical trades.
  • Must be able to lift up to 90 pounds occasionally, with or without reasonable accommodations.

Preferred Qualifications

  • Relevant experience in the maintenance or building system trades.

Required License or Certification

  • Valid driver’s license required.
  • NC driver’s license within 60 days of hire. License must be maintained.
